Professional Photos and Videos

A professional floor plan is always produced so buyers can plan their space and visualize themselves at home. Staging and Minor Renovations

If your home is vacant or lacks furniture, professional staging is always recommended. Bringing in furniture ensures the photos are eye-catching — vacant spaces rarely photograph well — and furniture can actually make rooms appear larger, as it helps buyers understand how much can comfortably fit. Professionally staged photos take on a magazine-like quality. Established relationships with staging companies mean a quote and opinion are readily available. Staging companies handle the move-in, move-out, and furniture selection — all you need to do is store any personal belongings not needed during the process. In certain situations, virtual staging can be used to add furniture to photos of vacant spaces.

Open Houses and Showings

Open houses and private showings are a significant factor in the sales process. If your home is clean and organized, buyers will be guided through the benefits, helped to understand the opportunity, and made to feel comfortable in the space. Your agent will be prepared with information about the property, building, and neighbourhood to answer questions confidently. Buyers are sent home with professional feature sheets showcasing the photos, floor plan, and key details — a memorable and useful reminder of the space. Neighbourhood information and buyer’s guides are also available for buyers to take home. Marketing materials are always included in the commission fee.

Online Marketing

The MLS feed is the primary channel for reaching buyers, which is why strong photography and accurate listing information are so important. The listing will appear on every website that displays local real estate, including realtor.ca and other major search platforms, as well as individual agent websites and Google. Every listing is also marketed via office and social media accounts. Internet ads are used to ensure potential buyers are aware of the listing.

Preparing Your Home

In order for visuals to be as effective as possible, the space itself needs to look its best. Prior to the photo shoot, recommendations will be made on minor updates to present your home in the best possible light — this may include cleaning and organizing, removing some personal items, painting, or modernizing finishings such as curtains.
